Investment Opportunities in Athens: Four Properties Worth Considering in 2026

Athens offers plenty of choice for property investors, but the right location and type of property will depend on what you want from your investment.

Central apartments offer access to established residential and rental markets, while developments further south provide exposure to the Athens Riviera and major regeneration projects. For international buyers, selected properties also qualify for Greece's Golden Visa, with eligible investments starting from €250,000.

We've selected four investment opportunities in Athens, covering different locations, budgets and property types.

Why invest in Athens property?

Athens has several distinct property markets within the same metropolitan area.

Central districts attract residents who want access to employment, universities, public transport and everyday services. Areas such as Kallithea offer a more residential setting, with connections to both the city centre and the coast.

Further south, the Athens Riviera appeals to buyers looking for larger homes, coastal access and premium residential locations. The redevelopment of the former Ellinikon airport is also bringing substantial new investment to this part of the city.

These differences matter when choosing a property. A compact apartment in central Athens is likely to attract a different tenant or future buyer from a four-bedroom villa in Voula.

For investors considering the Greece Golden Visa, eligibility adds another consideration. The standard property investment threshold in Athens is €800,000, although certain qualifying conversions and restoration projects can still qualify from €250,000.

The properties below offer several ways to approach the Athens market.

Modern Apartments Between Central Athens and the Coast

Kallithea Urban Residences one-bedroom apartment development in Athens
Kallithea Urban Residences, Kallithea

Kallithea Urban Residences is a three-storey development offering modern apartments in an established residential district between central Athens and the southern coastline.

The two remaining available apartments each have one bedroom and 48 m² of internal space, with private balconies. Both are located on the upper floors, priced at €252,000 and €254,000.

Kallithea is particularly useful for investors looking beyond the busiest parts of central Athens. The neighbourhood has an established residential community, local shops, schools and public transport connections, including access to Metro Line 1.

Its position between central Athens and Piraeus also gives residents access to employment and amenities across several parts of the metropolitan area.

The apartments are relatively compact, making this development better suited to investors considering smaller residential units rather than larger family accommodation. The project is also advertised under the €250,000 Golden Visa category.

A Central Athens Development With On-Site Amenities

Community Keremeikos apartment development with residential amenities in Gazi, Athens
Community Keremeikos, Gazi

Community Keremeikos offers a different type of central Athens investment, combining compact apartments with facilities more commonly associated with larger residential complexes.

Located in Gazi, close to Kerameikos, the development includes studios and one-bedroom apartments alongside a rooftop bar, residents' gym, café and bakery, and an on-site pharmacy.

The available studios vary in size, with options starting at approximately 25 m². Larger apartments are also available for buyers wanting more conventional residential space.

Location and transport connectivity is one of the property's main attractions. Kerameikos Metro station is approximately 700 metres away, with the Technopolis cultural venue around 800 metres from the development.

Gazi is an active part of central Athens, with restaurants, entertainment venues and connections to neighbouring districts. This could suit investors targeting tenants who prioritise central living and access to the city's cultural and commercial areas.

The trade-off is the size of the lower-priced units. Buyers considering the smallest studios should assess expected rental income against purchase costs and ongoing building charges, particularly where shared facilities are involved.

Renovated Apartments for Long-Term Rental Investment

Plaka Residences renovated apartment development in Kallithea, Athens
Plaka Residences, Kallithea

Plaka Residences is a residential renovation project offering compact apartments and duplexes in Kallithea.

The development includes one- and two-bedroom configurations, giving investors a choice between smaller apartments aimed at individual tenants and larger properties with greater residential flexibility.

Among the available units is a one-bedroom fourth-floor apartment with 35 m² of internal space and a 9 m² outdoor area, priced at €275,000. Two-bedroom alternatives provide up to 68 m² of internal space, with some apartments offering considerably larger terraces.

Kallithea's established residential character supports the case for long-term letting. The district provides access to shops, public transport and employment areas across southern and central Athens, while remaining within reach of the coast.

For investors, the choice of layouts is useful. A smaller apartment requires less initial capital, while a two-bedroom property may appeal to tenants seeking more space or planning to stay longer.

The development is currently under renovation and is advertised as eligible for the €250,000 Golden Visa investment category.

A Premium Villa on the Athens Riviera

Voula View four-bedroom villa with sea views on the Athens Riviera
Voula View, Voula

At the higher end of the Athens market, Voula View offers a very different investment proposition.

This completed three-level villa provides four bedrooms, five bathrooms and 290 m² of internal accommodation, with sea views and extensive private outdoor space.

The property includes 245 m² of landscaped gardens, 45 m² of balconies and parking for four vehicles. Its layout provides separate living areas across three floors, making it suitable for larger households or buyers who expect to use the property themselves.

Voula is an established residential district on the Athens Riviera, close to Glyfada and the southern coastline. The villa sits approximately 2.8 kilometres from Voula Beach and 1.8 kilometres from Voula town centre.

Unlike the smaller apartments elsewhere in this selection, Voula View is aimed at buyers considering premium residential property, where space, privacy and location are central to the purchase.

At €2.3 million, it requires a substantially larger investment. Its potential rental and resale market will also be narrower than that of a modest city apartment, although the property offers considerably more flexibility for personal use.

Choosing an Investment Property in Athens

The right investment will depend on the intended use of the property.

Smaller apartments in Kallithea and Gazi offer relatively accessible entry prices and locations suited to long-term residential letting. Larger properties in southern Athens appeal to a different market, where lifestyle, outdoor space and proximity to the coast carry greater weight.

For buyers pursuing the Greece Golden Visa, the property's qualifying status must also be established before purchase. Properties using the €250,000 exception route are subject to specific requirements, and Golden Visa properties cannot be used for short-term rentals.

Rental income, maintenance costs, taxation and future resale prospects should all be assessed independently of residency eligibility.
